01Why it matters

Buyers scroll past a listing in a second or two. The first photo decides whether they open it, and the next twenty decide whether they book a showing. Accurate light, straight verticals and honest color do more for a listing than any filter.

02What's included

What you receive

Every shoot is planned around the property type. Here is what arrives in your delivery gallery.
  1. 01

    Interior & exterior coverage

Every main room, the front elevation, backyard and key outdoor spaces, composed at a natural eye height.
  2. 02

    Natural-light / HDR editing

Bracketed exposures blended so windows hold their view and rooms stay bright, without the flat, over-processed look.
  3. 03

    Straightened & color-corrected

Vertical lines corrected, white balance matched across the set, lawns and skies kept believable.
  4. 04

    MLS-ready set

Resized for Canopy MLS (Charlotte region): JPEG, 2048px long edge, under 6 MB, metadata stripped, no branding.
  5. 05

    High-res & social crops

Full-resolution files for print and portals, plus 4:5 and 9:16 crops for Instagram, Facebook and Stories.
  6. 06

    Private delivery gallery

Download from your client portal. Standard turnaround: next business day.

04Editing

What editing actually changes

Sample media — licensed demonstration

Editing corrects the camera, not the house. We fix exposure, white balance and converging verticals. We don't move walls, change finishes or invent views.

Before (simulated)Edited
The "before" is a simulated uncorrected version of the same photo (tilted, underexposed, warm cast), made to illustrate the process. Demo photo: Roam In Color / Unsplash.
  • Exposure

Windows and interiors balanced so the room reads the way it feels in person.

  • Verticals

Door frames and cabinet edges made truly vertical, so rooms don't lean.

  • Color

Warm and blue casts removed. Paint and cabinet colors stay accurate to the property.

  • Clean-up

Temporary items like a stray cord or a lens flare can be removed. Permanent features stay.

05Twilight

Real twilight and virtual twilight

Sample media — licensed demonstration

A twilight exterior, with the windows glowing and the sky deep blue, is often the photo that stops the scroll. You can get it two ways.

Virtual twilight concept: an automated sky replacement and dusk color grade applied to the same daytime photo. Delivered images are labeled as edited. Demo photo: todd kent / Unsplash.

Virtual twilight

A daytime exterior edited to a dusk look. Useful when the schedule or weather rules out an evening shoot. We disclose it as an edited image, and the house, landscaping and surroundings are left as they are.

On-site at dusk with every interior light on. Booked in the twilight window and dependent on weather, so it goes on the calendar like a separate appointment.

06Virtual staging

Virtual staging, always disclosed

Furniture added digitally to empty rooms so buyers can judge scale and use. It is marketing, not a description of the property, and it is labeled every time.

Staging samples coming

We don't have a licensed before-and-after staging pair yet, and we won't fake one. Samples will appear here once we can show a real empty room next to its staged version.

07Delivery

One shoot, three file sets

Every image is exported for the place it will be used, so you never resize anything yourself.

01

MLS set

JPEG, 2048px long edge, under 6 MB, ordered for the first 48 slots. No logos, text or watermarks.

02

High resolution

Full-size files for brochures, signs, magazines and portals that accept larger images.

03

Social crops

4:5 feed and 9:16 Story crops of the strongest frames, ready to post.

MLS sizes follow the MLS's published guidance and are checked against current rules before delivery.

10Questions

Frequently asked

How long does a photo shoot take?

Most homes take one to two hours on site, depending on size and how ready the home is. Larger and luxury properties take longer. We confirm timing when we confirm the appointment.

When do I get the photos?

Standard turnaround is next business day. Rush delivery: same day when booked before 10am.

How should the home be prepared?

Clear countertops, open blinds, turn on every light, replace dead bulbs, hide personal photos, cars out of the driveway. We send a prep checklist with your confirmation.

Can you remove things from photos?

Temporary items, yes: a hose, a trash can, a reflection. Permanent features, no. We don't remove power lines, damage, neighboring structures or anything a buyer would see at a showing.

Is virtual twilight allowed on the MLS?

Edited images are generally allowed when they don't misrepresent the property. We label virtual twilight as edited. Check your MLS and brokerage rules for disclosure wording.

Do the photos work for print?

Yes. The high-resolution set is sized for brochures, postcards and yard-sign riders.
